One of the most common things I hear from homeowners at the very start of a project is some version of “I don’t even know who to call first.” It makes sense. A high-end build involves an architect, an interior designer, a structural engineer, a surveyor, a geotechnical engineer, and a builder — and if you bring them in the wrong order, you pay for it later in redesigns, delays, and surprises in the ground. So here is the sequence I recommend, and just as importantly, where the steps overlap.
The survey comes first
Before anyone designs anything, you need to know exactly what you’re working with. A current legal survey establishes your property’s precise boundaries, the location of the existing structure, grades, easements, and how close you can build to your lot lines. Every drawing that follows is based on this, so it has to be accurate and up to date. An old survey from a previous owner is rarely good enough. This is a small early cost that prevents very expensive mistakes.
The architect, to define the vision
With the survey in hand, the architect designs the home — the form, the layout, how it sits on the lot, and how it works within the zoning rules. This is where your project takes shape. A good architect will also flag early on whether what you want is realistic for your site and your budget, which saves a lot of heartbreak later.
Bring the builder in earlier than you’d think
This is the step most people get wrong. The instinct is to finish the entire design, then hand it to builders for pricing. But bringing a builder in during design — what’s often called pre-construction — is where real money is saved. I can tell you what a given detail will actually cost to build, flag choices that will blow the budget, and suggest alternatives that achieve the same look for less. Catching this on paper is far cheaper than catching it once trades are on site. You don’t have to commit to a builder for construction to get this input, and it’s some of the most valuable money you’ll spend.
The interior designer, in parallel with the architecture
The interior designer often overlaps with the architect rather than following neatly behind. The two need to be talking, because decisions about millwork, kitchens, lighting, and finishes affect the architecture — where the plumbing runs, how a ceiling is framed, where the structure can and can’t go. The earlier these conversations happen together, the fewer expensive changes you make once walls are closing up.
The structural engineer, to make it stand up
Once the design is taking real shape, the structural engineer works out how it actually holds together — beams, footings, load paths, and any shoring or underpinning the project needs. On the older homes I work on, this is also where existing conditions get assessed. The engineer’s work depends on the design being reasonably settled, which is why it comes after the architect rather than before.
Geotechnical testing, when the ground demands it
If your project involves underpinning, a lower-level dig, or significant new foundations, a geotechnical engineer drills test holes to tell you what’s actually under your house — soil type, water table, bearing capacity. This informs the structural design and the foundation approach. The timing matters: you want this information before the structural engineer finalizes the foundation, not as a surprise once excavation begins. On a site where I suspect difficult conditions, getting this done early is one of the best risk-reducers there is.
How it actually flows
On paper it looks like a straight line, but a well-run project has these stages overlapping deliberately. The survey is genuinely first. Then the architect, interior designer, and builder are ideally all in conversation together through the design phase, with the structural and geotechnical engineers feeding in as the design firms up. The thread running through all of it is coordination — someone has to make sure these parties are talking to each other and pulling in the same direction.
That coordination is, honestly, much of what I do. A homeowner shouldn’t have to project-manage six professionals who’ve never worked together. Bring a builder in early, and a good one will help you assemble and sequence the whole team — so that by the time you break ground, every decision has already been pressure-tested on paper. That’s what a smooth build actually looks like.
