Moore Park is one of the most sought-after residential pockets in midtown Toronto, and building new there is a privilege that comes with real constraints. The lots are established, the neighbours are close, and there is no margin for error at the property line.

This custom home was designed by Peter Higgins and Limor Mizrahi, with interiors by Se7en Interiors, and built from the ground up by Dovetail. The project required deep excavation on a constrained site, careful shoring, and a construction strategy that respected the property lines and the neighbours on either side throughout the build.

The Challenge.

Deep excavation between two established neighbouring homes is where a new build is won or lost. The shoring design, the sequencing of the dig, the monitoring of adjacent structures and the daily communication with the neighbours all have to be handled before the first load of soil leaves the site. Get it right and nobody ever notices. That is the goal.
