Bennington Heights is one of those Toronto pockets where the ravine does half the work. This home sits directly on the Don Valley, and the renovation was built around that relationship — a complete top-to-bottom rebuild of the interior, finished at the highest level, with the landscape treated as part of the design rather than something outside the window.

In-slab hydronic radiant heating runs beneath the finished floors, delivering the kind of even, silent warmth that forced-air systems can’t replicate. Interiors were led by Jessica Leigh Interiors.

The Challenge.

Radiant heat in slab is unforgiving — once the concrete goes down, the system is permanent. It demands that mechanical layout, flooring selection and finished floor heights are all resolved before a single pour, months ahead of when those decisions would normally be locked. Getting that sequencing right at the front end is what makes the finished house feel effortless.
