South of Queen in the Beaches, the housing stock is its own category — narrow, wood-framed, semi-detached cottages built for a different era, sitting shoulder to shoulder on lots that leave nothing to spare. They are among the most charming homes in the city and among the most difficult to renovate.

This one was taken top to bottom. The full structure was renovated, a rear addition was added, and the home was reconfigured to accommodate two legal suites — a meaningful change to how the property performs for its owner, executed within the constraints of the existing footprint and the applicable code requirements

The Challenge.

Attached on one side, tight lot lines on the other, no parking, and a neighbour who lives their life a few feet away from your work — projects like this are always a negotiation as much as a build. Add two legal suites to the scope and you are working to code requirements that the original 100-year-old cottage was never designed to satisfy. It was a challenging site from the first day to the last. We got it done, and we did it without losing the character that makes a Beaches house a Beaches house.
