Waverley Road

93 Waverley Road is a new build custom home in Toronto’s Beaches neighbourhood, on a narrow lot south of Queen Street East and a short walk from the water. The site backs directly onto Kew Gardens and its children’s playground — a beautiful outlook, but one that placed real limits on how the site could be accessed, staged and protected through construction.

Building here meant working to the property lines on every side, with almost no lay-down space, no on-site parking, and a deep excavation carried out on sand — a soil condition that demands careful shoring, tight sequencing, and constant attention to the neighbouring structures and the park boundary. The below-grade work was the most technically demanding phase of the project, and getting it right set the tone for everything above it.

The architecture, by Ancerl Studio, is a contemporary reading of a gabled Beaches home: a crisp white masonry envelope, deep timber soffits and exposed brackets, a vertical wood-slat garage screen, black-framed windows, and a cantilevered concrete balcony with a slim black picket railing. A glass guard and open stair volume draw daylight deep into the front of the house. At the rear, a full-height glass curtain wall opens the home to the garden and the parkbeyond, flooding the principal spaces with light.

Interiors by Kimberly at Studio KCZO carry the same discipline inside — high-end finishes and extensive custom millwork throughout, with the joinery, stair and door package detailed and executed to a level that holds up against the architecture.
