Construction Management
Flat-rate construction management — I coordinate every trade and supplier, hold the schedule, and stay personally accountable for the result.
Most homeowners undertaking a major project face a choice: hire a general contractor who marks up every trade and material, or try to manage the project themselves. There’s a better option.
Dovetail Developments operates as your construction manager on a fixed-price model. We coordinate every trade, manage every supplier relationship, review every invoice, and hold every party accountable to the schedule and the standard. You see every cost. You make every major decision. We make sure everything happens on time and to spec.
The result: you get the benefit of 20+ years of trade relationships, scheduling expertise, and construction knowledge — with a clear, fixed price agreed upfront.
What We Manage
Trade Coordination
We coordinate every trade on your project — framing, mechanical, electrical, plumbing, insulation, drywall, flooring, tiling, millwork, painting, and specialty finishes. We schedule them in the right sequence, manage handoffs between trades, and hold each one accountable for their scope.
Supplier & Material Management
We have longstanding relationships with Toronto’s best suppliers — New Canadian Lumber, New Style Hardwood Flooring, and others — and we bring those relationships to your project. We review every quote, negotiate where appropriate, and ensure materials arrive on schedule.
Schedule Management
Construction delays are expensive. We build a realistic schedule at the start of every project and actively manage it throughout — identifying risks early, adjusting for the unexpected, and keeping the project moving. Adam is on site regularly and available daily.
Budget Tracking
We track every cost against the approved budget in real time. You receive regular updates on where the project stands financially. When scope changes arise — and they always do in renovation work — we price them transparently before proceeding.
Quality Control
Every trade’s work is reviewed before the next phase begins. We don’t cover up problems — we identify them while they’re still easy to fix. Adam’s 20+ years of hands-on building means he knows what to look for at every stage.
Subcontractor Management
We have a vetted network of trades we’ve worked with for years — Total Custom Carpentry, FrameArt Construction, Smart Drywall, Vivid Electric, and others. We manage their contracts, their schedules, and their performance. You benefit from relationships it took decades to build.
Our Fee Model
Dovetail charges a fixed project management fee agreed upfront before work begins. This covers full project management from contract execution through final handover — no surprises, no moving targets.
This model aligns our incentives with yours: we agree on a fixed price upfront, so our goal is simply to deliver the best possible result within that number.
- Fixed price agreed upfront: no surprises, no scope creep without your approval
- No inflated material pricing: we pass through costs at our trade pricing
- No surprises: scope changes are priced and approved before execution

Frequently asked questions
How is a flat-rate fee different from cost-plus?
With a flat management fee you know exactly what my service costs from day one — it doesn’t climb as the budget does. That keeps my incentives aligned with yours: control costs, not inflate them.
Do you manage projects you didn’t design?
Yes. Whether the design comes from your architect, your designer or an existing set of drawings, I can step in to manage the build and coordinate every trade to deliver it.
Let’s talk.
One conversation is all it takes to find out what your project could look like — and what it would honestly cost. No pressure, just straight answers from the builder himself.
